Hopefully these tips can be helpful and maybe save you money on your bills or even a costly service call .

 

 

Air filter Changes

This is the most simple and easy do it yourself task for the average customer , but it is also the most neglected part of your air and heat system .

If you are using a standard throw-away ,Pleated(90day) ,or washable one inch filters , then no matter what the package may say about frequent changes , you should be checking them every 30-45 days and changing them at that time if they look dirty . If  you have pets and/or you have your filter grill/return air grill located near the floor/carpet then you will need to change them every thirty days and in some cases maybe more frequently .

If you have what we call a two to four inch MEDIA type filters that recommend you change them every six months to a year , make sure you check them every three months in case they need to be changed sooner due to above mentioned special cases .

If you neglect the filter changes , you are going to shorten the life of  the components of your air system by making it run too cold or too hot so expensive parts like Fan motors and Heat Strips will fail before their time .

You also are running your system really hard and making it NOT efficient which means low performance and HIGH energy bills .

Tip two - Switching to Cooling mode

OK it's getting warm again and the hot Texas weather is just around the corner so that means your Air Conditioner is going to be needed once again .

SO first off make sure your filter is changed, check your thermostat batteries ,make sure you go outside and rinse off your condensor coils with a water hose ,make sure the breaker is back ON above your outdoor unit after you clean it , and then go switch ON your T-stat to "Cool" and "Auto" Mode and let it run about 15 minutes .

After it has been running fifteen minutes , then put your hand near a vent you can reach  and see if it feels cool or cold and also go outside to make sure your unit kicked on . If the outdoor unit is not running check the breaker above the outdoor unit plus the breaker in your main electric panels .

If your system is not cooling to your liking or something doesn't seem to be running correctly, making noises , or IF there is water building up in your drain pan or your air filter is wet ,SHUT IT OFF and call Climate Experts NOW to come fix your system and get it running properly .This is important after you have run your system 24 hrs or more: check your emergency drain pan or around your air filter and if its wet or you see water dripping out of your condensate lines ,  you need your drains blown out to unclog them .

Also,  if there is any ice build up on your copper freon lines going inside your indoor coil or outside near your outdoor unit, this is not normal and you need to shut your system OFF and call a professional .

SO the important thing here is to make sure you check your system two or three times the first week it's running full time and if you see any of these issues I mentioned, please DO NOT run it and put off calling us. Get it fixed before it breaks an expensive component and causes you a much higher Service Bill later .

If your system still doesn't seem to work , hasn't been serviced in a long time, wasn't working correctly at the end of the cooling season last year, or just do not have the time to do this yourself please call a professional like Climate Experts . We will  maintain your system once a year minimum and twice a year for best overall performance .

Tip three-Condensation Leaks

OK,  so the rain has finally let up and the hot Texas weather is finally here again ,and should be for good ,so that means your Air Conditioner is going to be needed full time again .

It seems that condensation line blockage and overflows are the biggest issues I get this time of year, so I thought I would share some tips on prevention so you will know for next year .

If you did not know already, your Air Conditioner produces over 20 gallons of water a day minimum and up to 40 gallons depending on the humidity and how low you set your thermostat .This is due to the fact that your A/C is a dehumidifier and removes a lot of moisture from the air in your home and dumps it into a line coming off your indoor unit, also known as a air-handler or fan coil, and down a small white PVC waterline going into a drain in your home.  In some cases you have two condensate lines and two drain pans,one for normal use and one as an emergency back up.

The main pan, when working normally, drains out the main line but can become stopped up one or more times a year when they get clogged with either debris,sludge,or dry residue left after non -use times in the fall/winter.

If this line becomes stopped up, your pan will over flow into either an emergency pan ,if you have one,a back up line or in worst cases, if you do not have these in your system, right onto your ceiling or floor.

In the case that your unit has the backup pan and/or line then you will see water dripping outside from a small hole in your gable somewhere or out near your foundation .

If you see this water dripping, it means your main line is stopped up and you need to call a professional to come blow out your line.

Here are a few tips to help prevent your line from getting clogged. You can do this yourself in some cases if the builder or contractor who installed your unit built a "T" after your P-Trap or somewhere in your drain line .

If they did, then you can carefully find the open end of the "T" and take a small funnel and place it in the "T" and mix a 50/50 solution of bleach and water then just pour a cup down this line once a month all year or at least during the off season months when your not using your A/C to prevent scale buildup and dry-out of your line.

*Please be extra careful if the area your working in is carpeted as to not spill the bleach mix on your carpet since it WILL bleach your carpet.*

Secondly
if this is something you can not do or do not want to do yourself, you can have a professional come out and perform a once or twice a year maintenance to your system which will include blowing these lines out and if you want for a small fee they can add a "t" to your system and show you how to do it .

The professional can also install an overflow switch in your backup pan or in your main line so if the line does become stopped and you are unaware of it or not home if it does occur ,the switch will shut off the outside unit to stop it from producing water .

This does not cost very much compared to ceiling and carpet damage which can cause mold and mildew issues as well as high cost and inconveniences.

Tip 4-Yearly Tune-ups


 This seems to be a forgotten item on most of the customers to-do lists that I have visited this year and in years past.

I strongly encourage you to have your HVAC system tune-ups put back on your to-do lists and work this into your budget this year and the years to come.

Having a yearly tune-up ,preventive maintenance ,or check-up on your HVAC system is more important then you think and can actually save you a lot of money ,system down time, and costly repairs in the future.

If you are NOT having your A/C and heating system checked and are one of those people who forget about their systems until they break you are doing yourself a disservice and actually are guaranteed to have a larger service bill and longer down time of your system then those who do have their systems checked at least once a year.

I am speaking from experience and find that those customers who call in a service call during the real hot or cold months of the year and have not had their system checked in years not only have larger bills at the end of the day but in some cases have a longer wait to get a service guy out and also may have to wait a day or more for a part to be ordered and picked up on the next business day that a supply house to open. Not only this but not being aware of a failing smaller part can do damage to more expensive vital parts that can cause you huge service bill for the repair or worse have to replace a piece of expensive equipment .

I know what you are thinking and can agree that some do not see the point of having their systems checked since a majority of the time a technician does not find and problems with your system on his one or in some cases two visits to perform his check-up of your HVAC system. I know after each of those visits your thinking to yourselves that you are paying just to have a technician to tell you everything is OK with your system and nothing is wrong at this visit.

I agree that you may feel that way but the technician is doing more then that while he is there. He is making sure you are reminded of needed filter changes  ,making sure your drains are clear ,coils are clean ,checking all parts for proper function ,oiling moving parts ,checking for any anomalies in your total system functions and most of all ,giving you peace of mind that your system is getting the care it needs so it can give long term comfort for you and your family.

He may not find anything wrong when he is there but he is performing a much needed service and doing more then fixing your system ,he is keeping it maintained and just that once may find a part that may be going bad and give you a chance to change it before it goes out when its midnight and 90 degrees outside .This part can be changed while he is there for a smaller cost then an emergency call and keep you from having to wait on a technician or longer for a part in a late evening or weekend service call .

This alone is a great service to provide our customers and we do it proudly but there are more advantages to having these check-ups pre-paid and scheduled ahead of time.

Tip five -Switching to Heat

Well winter has finally arrived in Texas and it is time for some to turn on their heaters.

No matter what type of system you have it is important to have it checked before you use it to make sure it is functioning normally and that there isn’t any safety concerns that need to be addressed to avoid accidents.

Now if you are using an all electric system then you have less to worry about then those with gas furnaces.

If you are using a gas furnace then it is very important that you have it checked before the first use. If your system is natural gas and less then five years old then you should be ok since they stopped using standing pilots all together around that time. However it is still important to make sure it is functioning properly. The most important things to check would be a clean filter change, make sure the doors are on the unit, the flue pipe is all attached and stable, and nothing flammable on or around unit.

Now those with older gas furnaces especially with pilots and standing pilots have a lot more to check to make sure it’s safe to use. So first thing you should do is check to make sure the filter is changed, gas is on and the pilot is lit. If the pilot is lit then make sure there is nothing flammable on or around the furnace and then go turn the thermostat to auto and heat, and then turn it past the room temp. The furnace should fire up and shortly after the blower should come on and you should feel heat coming out of the vents. If it stays running for ten plus minutes with no issues then you should be ok to continue using it.

Now if the pilot is NOT lit then you need to light it .This can be tricky and if you’re not comfortable with doing this and have never done this, call someone that can do it for you preferably a qualified service technician. If you are comfortable doing this and have done so before then there should be instructions on the furnace near the burner or on the door telling you how to light pilot, please follow these carefully.

If there are not instructions then make sure the gas is on at the valve near the furnace and the switch on the gas valve knob is in OFF position. Now locate the pilot flame area, it should be near the front of the burner area and have the small aluminum looking gas line and a small copper line running up to it. Once you find this pilot and have a long extended lighter or fireplace match to reach the area to light the pilot then turn the knob on the gas valve to “pilot” and push it down and hold it .While holding it down have the match or lighter ready and place the flame in front of the burner until it lights then pull it out while continuing to hold the button down. After one minute let the button back up and the pilot should stay lit, if it does then go over to t-stat and turn it to its lowest setting, urn the gas valve to “on, put the doors back on the furnace. Now make sure there is nothing flammable on or around the furnace and then go turn the thermostat to auto and heat, and then turn it past the room temp. The furnace should fire up and shortly after the blower should come on and you should feel heat coming out of the vents. If it stays running for ten plus minutes with no issues then you should be ok to continue using it.

If the pilot does not stay on repeat the steps again and if it still does not light turn the gas valve, t-stat, and unit “off” and immediately call a qualified technician for proper service and repair.
